Under the direction of the Branch Executive Director, the Property Manager is responsible for the maintenance, repair and general upkeep of all branch properties, equipment and facilities. This includes supervision of YMCA staff and the coordination of YMCA vendors and contractors. Responsibilities include security, budgeting, equipment maintenance and ensuring culture of cleanliness and safety. Experience in managing HVAC, pool operation, electrical, plumbing and mechanicals are important.
As a member of the leadership team, responsibilities can also include membership development, risk management, building supervision, annual giving campaigns, financial development, and attending YMCA functions. This position is responsible for modeling, teaching and exemplifying the qualities and values which are inherent to the mission and purpose of the YMCA.
1. Provides overall facility maintenance, including planning, developing, and performing
preventative maintenance to the Five Points Branch and Wellness Center Branch. This includes performing mechanical, electrical, HVAC, plumbing, carpentry, pool operations and boiler systems work as well as using general maintenance and janitorial techniques and using hand and power tools.
2. Walks entire building at multiple branches and inspects each one on a daily basis. Walks around outside each building and inspects all land considered YMCA property.
3. Performs maintenance and repairs in a timely, cost-effective manner. This includes but is not limited to: painting; fixing plumbing issues in bathrooms and locker rooms; repairing equipment, repairing or operating mechanic devices and handling chemicals.
4. Support Aquatics department with any mechanical or safety issues affecting pool operatins including but not limited to, routine inspections of pool equipment including filters, pupms, heaters and chemical feeders.
5. Operates all mechanical systems in accordance to manufacturer specification and policies and procedures of the YMCA.
6. Performs and/or assigns outdoor landscaping and snow removal duties.
7. Completes repair work and projects in a timely manner.
8. Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
9. Develops budgets supporting the preventative and annual maintenance plans and monitors expenditures against budget.
10. Participates with other members of management in the YMCA’s fundraising campaign.
11. Advises management on maintenance issues and projects as requested.
12. Updates facility plans periodically. May develop annual plan of capital projects, consistent with the YMCA’s strategic plan and community needs.
13. Performs other duties as assigned by the Branch Director or The Gateway Family YMCA Association.
