Join our team! Lead maintenance, facilities planning, and property improvements across all YMCA locations in Greater St. Petersburg.
Under the direction of the COO, the AVP of Properties is responsible for overseeing the maintenance, capital improvements, sustainability, and long-term planning for all YMCA of Greater St. Petersburg facilities. This role oversees maintenance operations, vendor relationships, capital projects, preventative maintenance, and team leadership across all YMCA locations.
1. Facilities Operations & Maintenance
• Provide overall coordination of maintenance operations across all sites.
• Lead development and implementation of preventative maintenance strategies and capital replacement plans.
• Leverage facility management software (e.g., Facility One) to manage work orders, inspections, and equipment lifecycle.
• Conduct regular inspections of all facilities in collaboration with Executive Directors.
• Advise senior leadership on facility-related risks, repairs, and capital project planning.
• Leads the development, implementation, and ongoing oversight of the Emergency Action Plan (EAP) for all facilities, ensuring readiness for fire, weather, evacuation, and other critical incidents in coordination Human Resources and the Risk Management Committee.
• Provides strategic oversight of YMCA transportation operations, including fleet safety, compliance, and vehicle lifecycle planning.
2. Staff & Vendor Leadership
• Supervise all facility maintenance staff, including hiring, onboarding, training, and performance development.
• Centralize all facility-related services and supervise related vendor contracts including housekeeping, landscaping, HVAC, plumbing, waste, and fitness equipment.
• Serve as the primary point of contact for all external vendors and partnering organizations, including managing service relationships, contract expectations, and facility access.
3. Capital Planning & Project Management
• Oversee facility and construction projects in collaboration with the COO, including renovations, expansions, and new builds.
• Supervise and participate in the development of RFPs, bid solicitations, and contractor selection.
• Manage contracts for capital improvements and monitor contractor performance to ensure timely, compliant delivery.
• Partner with the COO and CFO to maintain a strategically focused 3–5 year capital expenditure plan aligned with association priorities.
4. Budgeting & Compliance
• Provide financial oversight of the facilities department, including operational and capital budgets, procurement, and cost control.
• Develop and monitor facility budgets that support annual maintenance, staffing, and capital needs.
• Conduct supply price comparisons and recommend cost-saving initiatives.
• Ensure compliance with all local, state, and federal regulations (OSHA, ADA, health/fire/building codes).
• Coordinate inspections and maintain positive relationships with regulatory agencies.
• Track compliance, safety, and repair documentation; support property risk management needs.
